Buying your first home
We’ll talk through your deposit, what you may be able to borrow and the costs that come with buying, including stamp duty, lender fees and whether lender’s mortgage insurance applies.
We can also discuss whether a government home buyer scheme may be relevant to you.
Moving, upgrading or buying again
Selling and buying at the same time takes planning. We’ll help you understand your options for timing, deposits and how your current loan fits in.
Refinancing your home loan
Already have a home loan? We can look at your current loan alongside options from our lender panel, and explain any switching costs, such as discharge and application fees, so you can decide whether a change makes sense.
Investment property
Investment lending works differently from buying a home to live in. We’ll explain deposit requirements, repayment types and the information lenders usually ask for.
Know what you’ll pay
Ask about the interest rate, comparison rate, fees and how we are paid. We’ll explain these before you decide to proceed. Sending an enquiry doesn’t commit you to anything.
Terms you'll hear
Plain-English meanings for words that come up in the conversation.
- LVR (loan-to-value ratio)
- The loan amount as a percentage of the property’s value. A $480,000 loan on a $600,000 property is an 80% LVR.
- LMI (lender’s mortgage insurance)
- Insurance that lenders usually charge for when you borrow more than 80% of the property’s value. It protects the lender, not you.
- Comparison rate
- A rate that combines the interest rate with most fees and charges, so loans can be compared more easily.
- Offset account
- A transaction account linked to your home loan. Its balance is offset against the loan, reducing the interest charged.
- Pre-approval
- A lender’s conditional indication of how much you may be able to borrow. It isn’t final approval and comes with conditions.
